The Details You Don’t See — But Always Feel
Once we’ve aligned your vision and walked the land, we bring in the architect. This is where everything we’ve gathered so far — your lifestyle, your design direction, and the realities of your lot — gets translated into actual plans. The architect begins drafting the layout of your home. Not just how it looks — but how it works.
This is the first time you get to see your home take form.
Rooms start to appear.
Spaces begin to connect.
The overall flow of the home becomes visible.
And while this is an exciting step, it’s also one of the most important to get right.
Because this is where we refine everything.
Once the initial plans are drafted, we sit down together and walk through them in detail.
This is where space planning really happens. Eris leads this process, going room by room with you to make sure the layout supports how you actually want to live. We’re not just looking at square footage or room sizes.
We’re asking:
How will this space be used?
What furniture do you see here?
Where will you sit, gather, and move through the home?
Because those answers shape the details most people don’t think about until it’s too late.
This is where we start layering in the small, intentional details that make a home feel truly custom.
Things like:
Outlet placement (including hidden outlets)
Lighting locations and functionality
Built-ins and storage
Niches and design features
How each room connects to the next
These aren’t decisions you want to figure out during construction. They’re decisions we plan for now — so everything works exactly how it should later.
Refining Flow, Function, and Views
At this stage, we’re also fine-tuning the big picture:
Kitchen placement and how it connects to the living spaces
Primary suite positioning for privacy and views
How the home flows from public to private areas
Maximizing natural light throughout the home
This is where function and beauty come together. Because a well-designed home doesn’t just look good — it feels right.
Finalizing the Plans
Once everything is dialed in, we move into final construction plans. Every detail is documented. Every adjustment is reflected.
This becomes the blueprint for the entire build.
From Plans to Permits
With finalized plans in place, we’re able to submit for permits. This is a big milestone.
It means your home is no longer just an idea — it’s a fully designed, buildable plan ready to move forward.
