Most people think building a custom home starts with plans.
At Kinley Built, it starts earlier than that.
Before drawings, before selections, before the architect ever begins laying out the home, we start with something much more important: your life.
How you live.
How you gather.
What you need your home to do for you.
What you want it to feel like when you walk through the door.
Because a true custom home should not begin with a floor plan. It should begin with your vision, your lifestyle, and the land it will live on.
One of the biggest reasons people feel overwhelmed by the custom home process is because they think they need to have everything figured out before they start. You don’t.
Some clients come in with Pinterest boards, saved homes, and a very clear direction. Others come in with nothing more than a feeling.
They know they want something warm. Or modern. Or timeless. They want views. They want something that feels like them — they just don’t know how to articulate it yet. That’s where we come in.
Before we move into design, we walk every client through an in-depth intake process. This is where we start pulling your vision into something clear and actionable. We ask questions most people haven’t thought through yet:
What does your day-to-day life look like?
How do you use your home in the mornings and evenings?
Do you entertain often, or prefer more private spaces?
What areas of the home matter most to you?
What do you want your home to feel like?
Are there materials or styles you’re drawn to?
What do you want to avoid completely?
How long do you plan to live in the home?
These answers shape everything. Because a home should be built around your life — not forced into a generic layout.
A lot of people think they need to show up with a perfect Pinterest board before they can start. You don’t. If you have inspiration, bring it. Photos, materials, homes you love — all of it helps us understand your direction. But if you don’t, that’s part of our job.
Eris works closely with you in this phase to help uncover your style, refine your ideas, and start building a clear design direction that feels elevated and personal. This is not about handing you a template. It’s about building a vision together.
Before anything moves to the architect, we take time to make sure everything is aligned.
Your lifestyle.
Your design preferences.
Your goals for the home.
At the same time, we begin looking at your property at a high level — understanding how the home will begin to relate to the land. This is where Nathan and Eris begin collaborating early, making sure the vision we’re building is not only beautiful, but also realistic and buildable.
We’re not getting deep into design yet — we’re setting the foundation for it.
When this phase is rushed or skipped, everything that follows becomes harder. The plans don’t quite feel right. The layout feels off. Decisions feel overwhelming. But when this step is done well, the rest of the process flows. You move forward with clarity. Decisions feel easier. The home starts to come together with intention.
You don’t need to have everything figured out before you start. If you’re thinking about building — whether you have land or are still exploring — this is where we begin. With a conversation. With your vision. With a clear plan forward.
If you want a better understanding of the full custom home process, we’ve put together a step-by-step design checklist to guide you through it
